Rick Planning Group prepared
a Master Project Plan and Community Plan Amendment for a 130-acre
redevelopment site immediately adjacent to San Diego State
University (SDSU). The plan includes guidelines and standards
for evaluating future development in five separate redevelopment
areas. Key objectives of the project are to mitigate traffic
and parking congestion in the area surrounding SDSU, increase
the amount of student housing within walking distance of the
campus, and create an active urban environment. A major feature
of the development is a pedestrian-oriented mixed-use area
in the heart of the older, established College Community. Because
of the complexity of the project, dozens of meetings and negotiations
with the College Area Community Council became an integral
part of the planning process.
