Rick
Urban Design and Planning Group combined
multiple contributions from its Engineering Division and
technical consultants for this nearly 800-acre project
in Riverside County, CA. Substantial Conformance to The
Rancho Bella Vista Specific Plan (Number 184) was demonstrated
via narrative revisions to the plan, graphic file conversion
of and updates to the majority of the plan’s figures.
Sensitive biological
habitat, riparian flow, drainage and detention issues,
road design standards, and required community amenities
were the drivers that shaped this application for County
approval. The scheduled construction of County roads necessitated
changes to road alignments and to the phasing of this project,
resulting in the need for a Substantial Conformance Review.
At buildout Rancho
Bella Vista will provide the community with a 12-acre
school site, 12 acres of active parks, 29 acres of passive
park, 250 acres of biological preserve, 35 acres of open
space, and more than 1,800 dwelling units in a rural
residential setting.
